I’ll make this quick, because I know you’re busy and so am I.
I have a well-known and highly regarded friend who runs a very successful New York hedge fund. (He’s been interviewed by Investor’s Business Daily, Wall Street Journal, etc.) Unlike many other hedge funds, this one is experiencing significant growth and great success due to a very unique business model which focuses around buying packages of REO properties.
(For the newbies among us, an “REO property” is one that is owned by a lender due to foreclosure. And a “package” is a group of such properties sold as a single transaction.)
There are three incredibly unique things about my friend’s approach to this business:
- He Pays (Liberally) Individual Real Estate Investors To Find These Packages For Him: He finds his packages of REO’s largely as a result of the effort of individual real estate investors who he has trained, and pays them very handsomely to bring these deals to him. He then funds the good deals, pays the real estate investor who brought in the deal, and everybody makes a load of cash in the process. (He does this because his firm focuses mostly on REO package deals in the $1Million to $50 Million range, and packages of this size are frequently most easily found at the local level.)
- All Of His Trainees Are Given A Proof Of Funds For $2 Million (to begin with). The value of this can’t be overstated. Don’t you think that would completely change how you were perceived if you had a legitimate proof of funds for at least $2 Million? You bet it would. With that in your hand, your local lender is virtually forced to talk to you about REO packages they want to sell.
- He Handles All Purchase Negotiations, Yet His Trainees Still Get Paid Very Well. Yes, you read that right: He teaches investors how and where to find these REO packages, he then equips them to command the attention of the lenders who sell REO packages by providing a legitimate proof of funds, and finally, he handles all of the negotiations with the lenders who sell these packages.
His trainees then get paid an incredible (and frequently life-changing) amount of money for the service of assisting in finding these REO packages.
There’s more to tell you about this, but I only want to do so if there’s interest in it. He is going to saturate the market with fake buyers, as most of them will not be able to perform! He can only close so many deals! And that is exactly what we don’t need in the Bulk REO market, more pretenders!!!

Yes, I am very interested in learning more. Could you have him on during the mid-day for those who work second shift times as well as at night for those who work days.
I read Alex’s comments and I don’t see having all trainees having a certificate of 2 million dollars in funds available a problem, just because one has that available does not mean it will be used every single time. The REO package has to make financial sense other wise letting a bank know of such funds a moot point.
I will ask the question that everyone wants to know but know one has asked-Is this going to “cost us money” to learn how to find these deals?

Excellent question! No, it will not cost you to learn where to find these deals. In fact, from what he tells me, there are 2 sources that are very “under the radar” in terms of being targeted by REO Package buyers, both of which he’ll tell you about if I decide to have him do this free training. And there’s one really smart way he uses a publicly accessible database to “back door” into local REO package deals that I thought was utterly and absolutely brilliant. All of that info will be free. I definitely am interested. I wasted 6 months in the “REO World” which is a hell most investors don’t even know about. I worked on a much larger scale (billions) with hedge funds, pension funds and a multitude of scam artist “buyers”. I found good sources of Bulk REO’s on a large scale but never any real buyers of such packages. I would like to learn about this local level though and I already have some knowledge of how the packages are put together and the process for buying. I am doing private placement now and have a lot of clients. When my larger paychecks come in I would like to buy REO’s for myself. Maybe I could split some pkgs with this guy.

I have been calling local Bank’s throughout the country which J*** A******* provides through his HSA program ” Asset Finder’s Program and the hedge fund will only look at 100k properties and below. Is this through his program? Regardless I would still be interested. A lot of banks I have talked to say they don’t have any NON-Performing Assets. Damian
This is not the program you referred to. And one thing is for sure: If you a lot of banks are telling you they don’t have non-performing assets, you’re not asking the right person or the right question. That’s why having a significant proof of funds behind you is so compelling - it forces upper management to take you seriously rather than giving you the “public relations” type of answer. — Bryan Ellis

Although, I am always open to considering new strategies…this one has the earmarks of more of a bottom feeder approach to the local banks & credit unions-sifting through for the much smaller blocks of REO’s.
I tend to echo some of Alex’s concerns about a POF of only 2 million (although you did say “to begin with”) that may get committed within a few days-if not hours by an assertive marketer. Once credibility is lost-it’s gone.
Your friend can probably shed some more light on the call, and that is that the REO tapes from the major institutions that are made available for purchase, usually start out in the 50 million plus range.
Again, I remain open to learn.

I did sign up to see what your friend is going to offer, however probably not for the same reason as your other readers. As a national wholesaler of REO packages, with both buyers and sellers, it is important for me to do due diligence on what is going on in the market place.
First– I would like to say, that with real estate and the portals that we have available. A persons character is the most important thing that someone has to offer in this or any other business.
That’s true - but we can’t teach you how to have strong character. So if you don’t, the webinar probably won’t be worthwhile for you

Second– POF (proof of funds) are used as verification that you can purchase properties- if used in the wrong way then POF are not going to have any validation. As sellers we will then be required to get POF from the source who wrote the proof of funds..and on and on.
Showing Proof of funds that YOU do not have not only lacks integrity, it ruins your credibility as a person who can add value to this business… Short cuts are not always the answer.

If an investor comes to me today with false POF, then in 6 months or a year they come back to me with “legitimate” POF and are no longer with the company. I will most likely not view them as an creditable investor - I will know this by the experience I have had with them in the past—that will be PROOF. I will be present on Thursday since I do not know your friend, or the “strategy” he is offering.
