All short sale hardships are put into varying categories. Various funds, often called "vulture funds" will purchase these "deficiency rights" based on their ability to collect, i.e., hardships such as divorce or "walk-aways" are MUCH MUCH MUCH more likely to be purchased and pursued in the future for deficiency as these likely have the financial means of being collected upon.
