Wholesaling (flipping) real estate is conceptually easy. What’s not easy is finding properties to acquire and buyers to whom your properties will be sold. But using some largely unknown internet marketing strategies makes the task easier, cheaper and faster – with the potential for very immediate results.

Let’s start with the basics. You will need at least one website that can perform the following tasks:

1. Accept property information from motivated sellers
2. Accept buyer information from the investors who show interest in your deals
3. An automated system of follow-up (probably via e-mail)

That’s where most people who set up a real estate website stop. But there are at least three more needs that a modern real estate website must meet:

4. It must be “optimized” to attract the attention of search engines
5. It must be “interactive”, enabling people who visit it to learn more about the issues they are facing, and allow them to comment on what they read
6. It must be “promotable”, giving you leverage to motivate OTHER people promote your site for you
7. It must be “monetizable”, giving you the chance to make income from it, even outside of your flipping activities

Virtually all off-the-shelf website solutions perform the first 3 tasks with varying degrees of success. But nearly all of them fall very flat on the last 4, even though the may claim otherwise. I’ll teach you exactly how to evaluate whether your website – or the one you’re considering buying or developing – meets these standards.

Let’s take a brief look at examples of the first 3 requirements:

REQUIREMENT #1: Accept property information from motivated sellers

It doesn’t have to be fancy, but your website must provide a place for motivated sellers to enter basic information about their property. You can see my page that does this by clicking here: We Buy Houses.

There’s nothing fancy about that page, except that all of the information that’s entered there is automatically placed into my seller database, and those sellers automatically receive follow-up emails. But more on that in a moment.

REQUIREMENT #2: Accept buyer information from the investors who show interest in your deals

What type of person is most likely to want to buy wholesale real estate deals? Without a doubt, it’s real estate investors. That’s why it’s in your best interest to motivate real estate investors to give you their contact information so you can let them know instantly whenever you have a deal to sell.

I do this using the form that’s at the top right side of every page on this website. I know that if a person fills out that form, they are probably a real estate investor or at least very seriously interested in real estate investing. And that makes them a good prospect for any real estate deals that I might want to flip.

REQUIREMENT #3: An automated system of follow-up (probably via e-mail)

I’ve had extraordinary results in gathering strong interest in the properties I want to flip. There is one reason for it: I have a very high-quality collection of subscribers to my e-mail list. Once a person gets on my email list, they are fed a constant daily supply of helpful, legitimate information of interest to real estate investors.

I don’t put garbage and constant sales messages in my follow-up emails. Instead, I do my best to give solid, helpful, usable information. Why? If I treat my subscribers well, they will open my emails and be more inclined to buy my real estate deals. It’s very simple, but it works.

Just so you know, the two pieces of software that I use to make my website work are:

  • WordPress – this is a free software application that makes it brainlessly simple to publish attractive, effective websites. (But do not use the standard installation of WordPress for your website – I’ll tell you why very soon.)
  • AWeber – this is the service that allows me to have “forms” on my website that are automatically connected to an e-mail follow-up sequence. This service is cheap – only about $30 per month – and is by far the best available option – and I’ve tried nearly all of them.

I’ve got some bad news for you: If you’re using one of those website systems sold by the “gurus” that includes e-mail follow-up, that part of the service you are receiving is probably nearly worthless unless the e-mail part of the service is outsourced to a dedicated email company like AWeber. I’ll tell you why in the post I put up tomorrow.
